I preface this review not to undermine paid writers/reviewers but to make it clear that I’m reviewing as an amateur writer who loves to write online and craves practical knowledge. I purchased this kindlebook of Real Estate Investing Gone Bad; 21 True Stories of What Not To Do When Investing In Real Estate and Flipping Houses by Phil Pustejovsky and feel that the book’s author comes from a positive intent to help. The author discusses a real-life example of why a person must be careful when investing in properties long-distance. Pustejovsky also shares a story of what happened when a person sold one of his properties and traded it for what looked like a sure bet because the occupants were in more prestigious/lucrative careers (where one of the tenants was a lawyer), plus more stories. I’m grateful for the apartment that my husband and I currently reside in. However, this kindlebook caught my attention because I intend to purchase a completely paid for home for my husband and I by the year 2030 at the latest. I chose to get this kindlebook to help me further understand how the real estate market works from both a seller’s and buyer’s viewpoint.

It was high time someone wrote this book.Almost all real estate gurus paint a rosy picture around real estate with words like "automatic income", "passive income", "nest egg" and the outright lie like that investing in real estate gives you total control over your investment.As an investor with some hands on experience with real estate I can now attest to the deceptive nature of most real estate advice for novices.If you are serious about real estate, give yourself an education first and don't fall for the trap that real estate is hands down the best investment category this world has to offer. In the end it all depends on you, the investor, and how much you are willing to study, to learn and to how much stress you are willing to put up with in order to build up the expertise you need. Only with enough expertise real estate will BECOME a great investment for you.Mr. Pustejovsky's book is a great guide for beginners with 21 different examples of RE investing gone bad. In almost all the examples the investor was new to the field or decided to start investing in a type of RE he was not familiar with. I wish I had read this book years earlier, because one of the examples was very similar to my first RE investment.So, after all the rah-rah real estate books and seminars you went to, now give yourself a real education and read this book. For the price I paid for it (1.10 dollar on Kindle), I consider it a steal.Thank you, Phil Pustejovsky!

Wow...I liked all the stories and how people made mistakes BUT the solutions or lesson learned that the author gives at the end of the stories seem to miss addressing the real problem in real estate investing or I should say speculating. The real problem is that nobody has any loyalty or morals except to only themselves and the mighty dollar. From the stories he gives banks involved with organized crime, city governments running scams , deals with friends turning bad. In all stories he gives it was about someone not being on the level and the other person getting taken advantage of. So what chance does Joe Average have? So all these get rich in real estate books are just the same as all those beat the casino books that entice patsies to loose thier money into the con game. Another good honest book written by a bankruptcy attorney is Bankruptcy Why Your Neighbor Had To File by Robert Schaller.

REAL ESTATE INVESTING GONE BAD by Phil Pustejovsky is an informative but harrowing read! You won't find in this book seductive stories about ordinary people making extraordinary amounts of money in real estate. Instead you find stories about otherwise astute business people falling for scams or ill advised deals. With such humorous titles as "Beware the Naked Man Who Offers You the Shirt Off His Back" these stories are cautionary tales about novice investors not only just losing money, but having hard earned deals snatched from them! Camaraderie turns into cutthroat competition in the world of real estate according to this book! At the end of each cautionary tale, there is a powerful and profitable lesson. No self - respecting real estate guru will recommend this book, but I definitely would!

This book has some great lessons.. in life there are people who learn from their mistakes and there's also people who learn from other people's mistakes...

Interesting stories but I felt the what went wrong and how you can learn from this mistake portion of each chapter was very vague. This was a great opportunity for the writer to get detailed and specific on what exactly went wrong, why it was wrong and perhaps an example of the right approach. It's more like "Jane didn't stay in her lane and accepted a verbal handshake instead of getting a signed contract". I'm not sure a novice investor would be able to recognize these real estate mishaps in the real world with the stories being specific and the advice quite general. But still, it gets you in the defensive mind frame to think before you leap.

A lot of books, headlines, and articles are always talking about how good real estate investing is. This book definitely is not that as its 21 horror stories packed together that left me suspicious of my family members after finishing it. It's a very good book and is generally pure gold in compiling tons of tough life lessons that others have learned into one book. However, I did feel as though this book wanted me to join Freedom Mentor Apprenticeship program and Phil might be subtly manipulating me with fear to join his program. I always wanted to join, but I don't even have a thousand dollar cushion to get started.Overall, great book. I learned and realized that I am going to have to seriously develop some backup funds and some knowledge before I go into real estate investing.
